Specifications of our garden rooms

 

Here is an explanation of the methods and materials we use to construct our range of Garden office rooms, Exercise rooms, Studios and more…..

Floor & Foundations

The floor base is constructed using 145mm x 45mm treated timber joists. The joists are then fixed to galvanised steel pile foundations set into concrete. The floor base is set slightly above ground level, leaving no timber in contact with the ground. This is done to stop rising damp/rot and create an air gap to keep the underneath moisture free. Concrete pads are also used where required thus allowing the kit to sit straight on top.

Roof & Roof Covering

The roof is constructed using insulated PIR panels. 100mm of PIR insulation is sandwiched between the joists  and then covered with OSB and EPDM rubber, to create a structurally sound roof with a solid 100mm core of insulation leaving no cold bridges.

Walls

The walls are built using structural grade 95mm x 45mm timber, then externally lined with 11mm OSB sheets to add maximum strength and rigidity. The walls are then covered with breathable vapour barrier. This is done to keep moisture out but also allowing the building to breathe. Timber battens are then fit ready for the cladding and trims to be fixed to.

Insulation

The roof has 100mm of PIR foil backed Kingspan insulation in between the joists. The walls have 75mm PIR foil backed Kingspan insulation in between the studs. The floor has 25mm PIR foil backed Kingspan sheets. We also offer an acoustic sound block insulation upgrade.

Window & Doors

We use high quality anthracite grey with white interior UPVC doors and windows, complete with toughened double glazed glass and high security 5 point locks. An Aluminum bi fold door and window upgrade is also available as well as an acoustic glass upgrade..

Interior Finish

All of our range is complete with traditional plasterboard and plaster finish, which is ready for you to paint to your desired colour. Oak laminate flooring is laid on top of an 18mm sub floor. The oak laminate floor is very hardwearing and easy to clean, making it the perfect flooring choice for an outdoor garden building.  White MDF pencil round skirting board is then fit to complete the room. We also offer internal walling and doors as an optional extra. Internal doors are oak fitted with chrome handles and hinges. Acoustic plasterboard upgrade is also available as well as oak engineered flooring.

Exterior Finish

All of our garden rooms, and garden office range is clad in heat treated thermowood. During the heat treatment of thermowood, chemical and structural changes occur which improves its basic characteristics. This vastly improves the timber for exterior use. All of our structures can be clad Horizontal or vertical. This must be agreed upon order confirmation. All of our range comes with Black guttering and down pipe. 1m of redwood timber decking is fit to the front of all our structures. We also offer a composite decking upgrade.

Electrics

Each garden room is supplied and fitted with a comprehensive electrics package comprising: a consumer unit, double electrical sockets, lighting and light switch. The electrics pack consists of 4 double sockets, Light switch,  2kW convector heater, 2 external up/down lights or canopy down lights. Fuse box. All finished in white. Optional electrics are available to upgrade to brushed chrome.
